OVERVIEW
In evaluating applicants, the management team of 3425 Helms Avenue takes reasonable steps to obtain objective, verifiable information aimed at determining an applicant’s creditworthiness, ability to pay, prior rental history and criminal background. To this end, each applicant (and/or intended occupant over 18) must complete a rental application in its entirety, as well as a landlord verification form.
While we will provide applications to all who request one, the application package may only be obtained in person during a property showing.
By the time the application is submitted for review, the applicant shall provide valid government-issued photo identification, which we photograph.
Applications will not be reviewed unless they are complete and acceptable identification is provided.
Finally, applicants seeking reasonable accommodations and/or modifications should inform management of requested accommodations/modifications at the time of submitting the application in order to facilitate the application process.
We rent to the best qualified applicant(s).

RENTAL CRITERIA FOR ALL APPLICANTS
- The rental price of this unit is $3,995 per month. Rent is due on or before the first day of each month. The initial lease term is 11 months.
- All applicants who are at least 18 or older must complete the rental application. Incomplete applications will not be accepted or reviewed until deficiencies are remedied. Applicant(s) must sign application.
- All applicants must visit the property/unit before applying.
- Applicant(s)’ gross income must be at least three times the amount of the monthly rent unless the applicant is able to demonstrate creditworthiness via other means such as investments, savings or rental assistance.
- Among potential roommates, the income of each applicant must be equal to a pro-rata share of three times the amount of rent.
- Verification of at least two years of legal income, including pay stubs, bank statements and/or income tax records, is required.
- Applicants must have a good credit history, including a FICO score equal to 690 or greater, or a comparable credit score. If applicants do not meet these credit criteria, tenancy may be subject to proof of an approved application for rental assistance.
- No more than three working days will be spent in attempts to verify any alternative form of creditworthiness or ability to pay.
- A previous rental history that is verifiable is required, including the previous five years of rental history with names, addresses, email addresses and telephone numbers of manager/owners of previous rentals as references. Favorable references from current and previous landlord(s) are required. Note: REFERENCES WILL BE VERIFIED.
- A valid driver's license or other government-issued photo identification is required. Acceptable photo identification includes but is not limited to original state-issued identification card or driver's license, passport or any government issued identification. Additionally, applicants must have and provide a social security card or tax identification number.
- No pets are allowed.
- Per Culver City code, no smoking is allowed in the building.
- Applicants are required to obtain renters’ insurance and provide proof of such insurance prior to moving in with amounts of coverage at least equal to or greater than required by the lease agreement.
- Disqualifying factors include prior evictions or collection records for non-payment of rent. Other disqualifiers may include prior felony convictions for manufacturing illegal substances, causing bodily injury or harm, or perpetrating financial fraud or major property damage.
- Material misrepresentations on the application will result in disqualification.
- Neither co-signors nor guarantors are accepted. Apart from recipients of rental assistance, all applicants must qualify on their own merit.
- The occupancy limited for the unit is four people plus one additional occupant.
